Sugar
Creek Landing
The Conservancy
is in the process of acquiring a conservation easement on
263 acres of land along the French Creek in Venango County,
Pennsylvania. Known as the Sugar Creek Landing, the land is
owned by two separate owners, the Holden Family and the Visiting
Nurses Association (VNA) of Venango County. VNA purchased
the former Venango County Home on 280 acres of land which
plans to establish a "Continuous Care Facility",
incorporating the existing buildings and adding many new structures.
They have agreed to cluster the new buildings in such a way
as to preserve 147 acres of their land under a conservation
easement to be held by the Conservancy. The Holden Farm adjoins
the VNA property, and consists of 136 acres, of which 126
acres will be included in the easement.
The two properties
together have a combined French Creek frontage of nearly a
mile, all of which is undeveloped.
Significant
features of the property:
- Six separate
small streams draining into French Creek
- Fields currently
in agricultural production, as well as wooded hillsides
- Recent rezoning
for individual dwellings, making it attractive for creek-side
development
- Northern section
of the property drains into Sugar Creek, near and existing
gravel mine whose owners have expressed interests in expanding
their operation to include this property.
